Two Rooms + Private Bathroom in Shared Home

Hi! I'm looking for one responsible, respectful person (or possibly a parent + child) to share my 4-bedroom, 2-bathroom home with my son and me.
You'll get BOTH available bedrooms and a bathroom that will essentially be yours. My son and I use the other bathroom. The only exception is that occasional house guests may use yours.
$2,200/month for both rooms
$1,100 security deposit
ALL utilities included — electric, gas, water, trash & internet
Garage OR driveway parking spot included
Available September 1st
1-year lease
The Space
One of the rooms is currently semi-furnished as an office, making the setup great for someone who works from home, wants a separate office/hobby room, or a parent looking for a second bedroom for their child. The setup of that room may be flexible.
The house is in a great neighborhood and convenient location, with easy freeway access and close to The Oaks Mall.
You'll have full use of the shared areas of the home, including:
Full kitchen access with plenty of pantry space
Washer & dryer
Nice backyard
Plenty of garage storage
Living/common areas
Garage or driveway parking
The Household
I'm looking for someone responsible, clean, respectful, and easygoing who wants a comfortable and peaceful place to call home. Light cleaning and picking up after yourself in shared spaces is expected.
I currently pay for a professional house cleaning once every four weeks, and my roommate covers a cleaning on the alternating four weeks, so the house gets professionally cleaned about every other week. I'd love to keep that arrangement with the next roommate. If you'd rather handle your portion of the deeper cleaning yourself (floors, etc.), I'm open to that too.
Overnight guests/significant others are okay occasionally once we've met and everyone is comfortable. I'm just not looking for a situation where an overnight guest essentially becomes an additional roommate.
Pets
I have backyard chickens, so any dog would need to be 100% chicken-safe with ZERO prey drive or reaction toward them. Unfortunately, a previous roommate's dog killed three of my chickens, so this is one thing I can't make exceptions on.
I'd prefer no cats, but I'm open to discussing it.
No smoking.
