Room with own bathroom and parking

We are a small family.
This would be a good situation for someone who either needs a quiet place to study, works from home, or has a fixed income. Also, someone who loves dogs. I put my house on the market, but I have since realized it is going to sit there and I’m not sure I want to sell it. In the meantime I am going back to school. We are a small family, and so with that and the HOA rules we have quiet time after 10pm and no drinking, drugs, tabaco or vaping. Guests are welcome, just not on school nights and they have to leave by curfew (8 pm for the sake of downtime on school nights). Our condominium has a pool and cabana, and a basketball/tennis court. These are shared areas and the quiet time is 8, but you are welcome to bring guests to those areas. Your rent includes space in my covered parking area. If you are additionally able to do some dog sitting, I will gladly reduce the monthly rent to compensate. We will work it out in the contract but I can be flexible. There is an ups two blocks away for a mailing address, and we can negotiate how that works with rent as well. Again, being able to keep my dog company means a lot to me.
I will need proof of income, a deposit, and a background check.
