Gorgeous balcony view in 2bd/2ba apartment

Hello all! My good friend and roommate is moving out so I'm looking for a person to the fill the big void she left! I want to keep the apartment since its well priced, a gorgeous view (see pictures), and a great landlord.

I'm searching for a roommate who wants to turn this apartment into a cozy and welcoming home. I believe in creating a warm atmosphere where we both feel comfortable and relaxed. I've been fortunate to have great relationships with all my former roommates and I consider them all great friends. We would have fun cozy nights in ordering takeout while watching tv/movies together and also go out to bars/restaurants. Cleanliness, good communication, laughter, and shared meals/drinks are all very important to me in a roommate.

Rent: $2050 plus PGE/Internet (around $80 per month)
Lease: Month to month.
Move-in: April 14 (flexible)
Parking: One spot in a shared garage. My roommate and I alternate using it and street parking is fairly easy as well.
W/D in building only $1.50 a load!
Room is unfurnished, rest of apartment is fully furnished!
Pets negotiable

About me: Hello I'm Kevin (34 y/o male) My company is doing a hybrid model so half the days I go into the office and the other I work from home. My hobbies include traveling to new cities, going to concerts, running, and going to new restaurants/bars. My weekdays usually consist of going to the gym, cooking or ordering food, and watching tv/movies/sports.

About the neighborhood: It's located on the edge of lower pac heights. It's about a 10 min to all the restaurants/shops at divis street but far away enough that it's a pretty residential, quiet, and safe neighborhood. It's walking distance to Trader Joes (where I go all the time!), Target, and Lucky.
