New paint, New carpet, peaceful home

Available July 1. Just had the room repainted and a new carpet put in, so the room is bright and clean. (Also has an Eastern view, so plenty of morning light.)

Utilities are $100 a month flat fee. There is also a $33 a month cleaning fee, which gets you biweekly cleaning in common areas, oven cleaning, wiping behind the appliances in the kitchen, etc, etc.
Security deposit of $1,000.

Apart from 200 sq feet + closet. The carpet and padding are new, walls newly painted.

House has a shared bathroom, kitchen with dishwasher, which I regard as fantastic (I guess I'm really starting to appreciate the little things in life), a washer/dryer stack (also handy), and a sun room, which we've been using to hang dry delicates and, well, enjoy the sun.

Kitchen also has a fridge, pantry area, lots of cabinet space, and a gas stove. You can bring your own pots and pans or use ours. (We clean up promptly after meals.)

Large living room has no TV and about 500 books. Also a couple of easy chairs, a couch, and some other cupboards.

Important: My 10-year old son is over three nights a week. He's cheerful, friendly, quick-witted, and polite. My most recent roommate said he hardly noticed him.

Neighborhood is great. Golden Gate Heights is the prettiest SF neighborhood I've lived in of the five I've tried. The room is convenient to public transit, Safeway is three blocks away, and there is a nice strip of shops and restaurants on Taraval. Golden Gate park and West Portal (another nice neighborhood) are a short bike ride away.

Parking is really easy. I usually park right outside the house.

About me, the master tenant:
I run a tutoring business in the South Bay, but I've been doing more work from home lately. I like to run my business and read in my spare time—anything from Robinson Jeffers to Joan Didion to Krishnamurti. Getting into Buddhism lately. I also practice tai chi and play chess.

What we're looking for:
- Clean up after yourself.
- Experienced with group living / roommate situations
- Committed to resolving conflicts constructively if they come up (In my experience, that's been rare, but there's always the possibility)
- Overnight guests in moderation
