*Charming Home in Santee with Master En Suite*

We live in the Shadow Hills neighborhood of Santee and know most of our neighbors, whom are incredibly friendly. It's a great community, and very safe. We are two females, one being the homeowner/ landlord. We’re very easy to get along with. There are currently three dogs in the home, so we unfortunately cannot accept any new tenants with any pets.

We're currently looking to rent two bedrooms in our home, this ad is for the Master En Suite. It is fully furnished with a full sized bed, dresser, desk, chair, tv, mini fridge, and the closet provides a tremendous amount of space. The master bathroom offers ultimate privacy with a shower, sink, and toilet for your own personal use.

The kitchen and living room are both shared spaces. The kitchen is fully equipped with everything you may need. Pantry and refrigerator space will be provided for your groceries. We just ask that everyone be both mindful and respectful of others and clean up after themselves. There is a monthly maid service for the entire home, but again you would be responsible for cleaning up any mess you’ve made in any shared living space on a daily basis. There is a washer and dryer for use as well.

The garage and driveway are currently being used, and we do not allow any driveway parking as it would block others from getting out of the garage. There is always plenty of parking in front of the house across the street. No one is permitted to park in front of the mailbox and please note directly behind the mailbox is a fire hydrant.

REQUIREMENTS:

- Renter must have no criminal background
- Renter must be able to pass background checks
- Renter must have verifiable income
- Renter must provide at least two references
- Renter must work or go to school outside of the home

RULES:

- Regardless of the term of stay, a lease agreement will be required to be signed
- Each room is for single occupancy only
- Renters are not permitted to have overnight guests, no exceptions
- No smoking permitted indoors
- No illegal drug use whatsoever

Security deposit for Master En Suite varies depending on length of stay:

1 month or less: $350 deposit
30 to 60 days: $450 deposit
60 to 90 days: $600 deposit
90 to 180 days: $825 deposit
180 to 365 days: $1650 deposit

***Please note a stay of 30 days or more will incur a minimum cleaning fee of $200 deducted from security deposit at move-out, as this is what we are charged. This is in addition to any walk-through items which may need to be added, dependent upon your care of all items within the space during your occupancy.
