*Conveniences: Personal air conditioning (A/C), flat-screen TV, high-speed internet, and toiletries provided.

*Bathroom: Ensuite private bathroom with direct access from your bedroom (my guest use- occasionally, with advance notification)

*Location: Safe, peaceful, and quiet residential neighborhood in San Marcos with excellent highway access for a seamless commute.

Ideal Lodger:
*Over 35 years old, (55+ community, management requires all residents need to be over 35)

*Single occupancy only.

*No pets, no smoking, and no overnight guests.

*Employment: Must work full-time outside the home on a standard daytime schedule.

Please note: Due to tandem parking, your car must leave every morning. This setup cannot accommodate retirees, non-workers, or work-from-home schedules.

*Rental Terms:
*Rent: $1,085/month (Utilities and internet included).

Screening: Move-in requires a clean background check, credit check, and verified proof of income.
