You’ll only be living with me, and I’m hardly home due to work and traveling — so it often feels like living alone. 😊

You’ll have access to the entire condo (excluding my bedroom unless discussed later). You’re free to use anything in the shared areas — I just ask that if you finish something completely, please replace it. Waters and drinks do not need to be replaced, as I restock those often.

The City

Move into one of the safest areas in San Diego — Rancho Peñasquitos, ranked #1 in 2025! If you value safety, cleanliness, and a quiet place to call home (and/or raise a family), this is one of the best neighborhoods you’ll find.

We have amazing hiking and dirt-biking trails nearby, including Black Mountain (2 minutes away), plus a scenic 10.5-mile bike trail that leads all the way to the ocean. There are also fantastic restaurants close by.

Another great perk of PQ is that we’re up in the hills, so we’re not affected by flooding during rainy seasons. The condo is conveniently located near both the I-15 and SR-56, with our street leading directly to either freeway — making commutes quick and easy.

We’re also just 5 minutes from Carmel Valley, home to many tech and biotech companies such as Sony, Qualcomm, Illumina, and Pfizer, making this a great location for professionals in those fields.

About Me (The Renter)

My name is Thomas, and I work in the medical field at a local children’s hospital and another hospital in La Jolla. I’m a quiet, clean, sweet, and upbeat guy who believes in creating an open, comfortable, and fun home environment.

I work two jobs with 12-hour shifts, usually 3–5 days per week, either 7a–7p or occasional 7p–7a shifts. On day shifts, I’m up around 6a and out the door by 6:30a. I prepare everything the night before, so mornings are very quiet.

I enjoy hiking, beach walks, traveling (I usually take a trip every 3 months for 1–2 weeks), concerts, comedy shows, movie theaters, and finding fun adventures around town. You’ll always be invited and welcome to join if you’d like!

I’m clean and organized but totally understanding if you have kids — as long as things are tidied up before bed. I don’t drink, smoke, or use drugs, and I prefer someone with a similar lifestyle.

House Rules

• No smoking or drug use, including marijuana, inside the condo
(If used outside, please make sure there’s no smell when entering)
• Quiet Hours:
– 10pm–6am (Monday–Thursday)
– 11pm–6am (Friday–Sunday)
• No clutter outside the condo (including the patio)
• Overnight guests: 1 night per week with prior notice
(I’m flexible — communication is key)

I’m pretty relaxed when it comes to house rules — just be respectful and responsible. We do have an HOA, and they’re strict about noise, parking, and outdoor clutter, so those rules must be followed.
