Update to previous Roommate Wanted Ad

I put this ad up a few weeks ago and I am renewing it because I am being a little picky. Connecting with the person you're going to live with is very important. Also, a few things I didn't have on my last ad, because I am a tenant here as well you will need to do a credit and reference check with the property management company. They run a credit check for $45. I won't ask you for that until we both decided that this is a good living situation.

I’m a 56 year old gay man looking to share my place. I recently went through pancreatic cancer and have now recovered and so I decided to go ahead and get a roommate. I am mostly a homebody. I do have a boyfriend that spends time here but he does not live here. I do smoke (outside) and I do enjoy my evening cocktails. I like to think of my place as a calm sanctuary as opposed to a party zone so not really looking for a roommate who wants to have people over and have get togethers. One or two people is fine. Definitely need someone who is not a light sleeper because the room is located next to the walkway of the common area and it can get noisy. I’m not necessarily a neat freak but I do expect that you clean up after yourself. There is no dishwasher so you do need to wash your dishes as you go. I expect that both of us would take on chores that need to be done in the home. You are paying the lesser rent because there is one parking spot and I will be keeping that as well as you having the smaller room.
Not really looking for a new best friend just someone to share the rent.
