Rent does not include utilities (other than WiFi), but utilities are split between 2 other housemates. Common areas are furnished but room for some furniture in common spaces as needed; bedroom is unfurnished. For most of the year, we have the unit to ourselves, but landlord lives here for one month out of the year (he has own room/bathroom and mostly keeps to himself when he is here).
