ABOUT THE HOUSE & LOCATION:
* 2brs -2 1/2 baths, 1,690sf townhouse on private cul-de-sac street in a quiet, safe community with trails, pool and Jacuzzi.
* Nice, comfortable Furnished Room upstairs (double bed, nightstand, lamps, rugs, chest of drawers, small desk & chair) 12.5f X 11.2ft.
* Private, large Furnished Balcony (bistro set and lounge chair) 30ft X 8ft just outside the room overlooking the peaceful backyard. Perfect for outdoor dining, working out or to just relax on the lounge chair while listening to the water fountain.
* Own private bathroom inside the room (like a Master Suite).
* Kitchen and laundry room access.
* Security Cameras.
* Some garage space for storing small items, if needed.
* Quiet and peaceful environment.
* Close to a gym, grocery stores, coffee shops, restaurants and banks.

ABOUT ME:
* I'm professional, clean, mature, trustworthy and considerate female.

WHAT I'M LOOKING FOR:
* A professional person with a FULL daytime job (outside the home), preferably Monday-Friday.
* NO smoking, vaping, heavy drinking, drugs, parties, overnight guests, couples, or pets.
* Must be cat friendly (I have 1 cat).
* $1,200/month plus your share of ALL utilities and reserved parking: $200/month
* Security deposit is $1,400, which can be split into 2 payments, if needed. 1/2 is due at move-in, and the other 1/2 is due the following month.
* Proof of income (pay stubs) and references are required.
* Lease agreement, yearly, is preferred.
* The room is available May 1st 2026.
