Room in quiet neighborhood, garage parking

I have an unfurnished, 12x13 bedroom for rent with a private bathroom directly across the hall. Amenities include high speed internet, full access to washer/dryer, kitchen, dining room, living room, small home gym (a few weights and a Peloton bike), garage parking for a small vehicle, bbq and fire pit in the yard. I live close to CSUSM and Palomar College with easy access to freeways. Public transportation is not great in this area.

Looking for a quiet, respectful, clean renter. Strictly non-smoking, not even vape, not even outside (it triggers my asthma). I have 2 cats, so you should at least not be allergic, and preferably be an animal lover, but not have any pets yourself. I live in a quiet neighborhood, mostly older folks, so no loud parties.

Being a guy, I prefer having another guy as a roommate. The fact that I’m gay means that some guys may not be comfortable with me as a roommate, and that’s why I mention it up front. I also prefer a straight guy as a roommate to reduce the drama that can happen when gay guys live together (been there, done that).
