INCLUDED IN RENT: Rent includes free off-road parking (see more details below) and access to an inhouse laundry room (open 8 am to 10 pm) with high capacity, stacked washer and dryer (Please, No washing loads for non-residents).

SUITE BATHROOM: Your airy private suite offers a large private full bathroom with hardwood cabinetry, granite countertop, and large 3 door mirrored medicine cabinet, a tall linen cabinet, and designer tile.

SUITE DESCRIPTION: Apartment sized fridge and outfitted Kitchenette with granite counter and hardwood cabinets included. The suite features a half vaulted ceiling, a large window with Plantation shutters, a designer stained glass ceiling fan, and a mirrored closet. The flooring is imported Italian wood-look ceramic tile floors (found throughout the house).

FURNISHINGS: Bring your own furniture, or, if you prefer, a lovely wooden dresser and a matching wood night stand can be provided. You bring the bed.

PARKING: Offroad. No fee for 1 Car, SUV or Pickup on blacktop and 1 under the trees by driveway. Fees will be charged for additional vehicles or trailers.

TRANSPORTATION: Public transportation is a considerable hike from the property, so a car or bicycle or love of hiking is a necessity.

LEASE LENGTH: Looking for long-term renters, but the first a lease will be 4 months as a trial, to be renewed as a year’s lease if all parties agree.

QUALIFICATIONS: Sorry, No Section8. Applicant to submit references and documentation proving a steady income and continuing ability to pay, as well as no past evictions proceedings. $55 credit and background check required.

LOOKING FOR: a pet loving single, positive, mature, nonsmoking, clean, moderate, responsible and considerate individual, preferably 35 years or over, with a steady income who appreciates nature, and wants to live here long term. Not a party house. Mobile Seniors Welcome. .

PETS: 1 cat or 1 cat-friendly small to medium dog on approval for an additional pet deposit --$250 per pet. Cats or a cat-friendly dog are welcome in the main house as long as they get along with our cats and our 19 lb, 14 year old, friendly dog Lilly. I'm afraid she does not like other dogs to tower over her, so no large dogs, please.

HOUSEHOLD: You will share the 2000 sq ft drama free house with two other healthy seniors. I am an artist, writer, and editor. The other lady works in management for Vons, and works long hours, so you hardly see her.

NEARBY TRAILS AND PARKS: A short 10 min walk brings you to a nature preserve and hiking trail. Nearby parks include Lake Jennings, Lindo Lake, El Monte Park, and Flynn Springs Country Park.

DUE AT LEASE SIGNING: $1295 1st month's rent, $75 1st month's utilities, $1295 deposit, and any applicable pet deposit.
