I'm looking for one person only, no couples or kids, to share my 2BR/2Ba third/top floor corner unit in Bay Park, overlooking Mission Bay. I'm open to a professional but prefer a grad student, doctoral student, or a post doc since I’ve had better success with them over the past many years.

The condo is 1,040 sq ft. The security deposit is $1,525. To move in I'd want both first and last months rent plus the security deposit, which equals $4,575 total (sorry, but there seems to be more problematic renters than ever). Someone with solid financials can skip the prepay of last month's rent.

The current person is a post doc at UCSD, moving out August 1st. He’s been here going on four years and his most current two-year contract is expiring so he's heading back home to Italy. I prefer someone who’d stay at least a year. I've been here 11 years.

Living here is like a vacation place, given its views and easy location to everything. There are panoramic 270-degree views from the living room overlooking Mission Bay and the surrounding hillside homes. There are windows on the east, south, and west sides of unit, so lots of natural light. It’s a ten minute walk to the bay and only a two minute walk to the trolley (you can see the trolley’s stop from our windows), which is only two trolley stops from UCSD.

The whole unit is furnished, but your BR could be unfurnished if you plan on staying long term and want to bring in your own bed, etc. If you prefer furnished, there’s currently a CA-king bed and sheets, desk and lamp, and dresser. If you have any LR furniture that you want to bring, you and I can try to make it fit. I’m open to a couple chairs for the LR, but not necessary.

I'm in the master BR so you'd have the smaller BR which is about 12x12, has a large/wide closet (with built-in organizer shelving and drawers) and your own remodeled full-sized private bathroom beside your BR. You'll have easy availability to the LR since my BR is large enough that I spend most of my time in it at my desk when home. I leave late afternoons or early evenings when I have client work, so you'd have the LR pretty much to yourself, even when I'm home. Oh, our bedrooms are separated by both bathrooms and closets, so our bedrooms have good privacy from each other.

This is a great location, less than 1-minute drive to get to I-5; only 7 minutes to Little Italy, La Jolla village, UTC mall, UCSD; about 10 minutes to the airport or downtown; only 5 minutes to USD, Old Town, or Pacific Beach. The building complex and parking is gated, has assigned under-ground tandem parking. There's also easy street parking by the building if you prefer it, which most do so we don’t have to be swapping out the cars in the space. Our parking spots are about 40' from the elevator; our front door is about the same distance from the elevator.

I prefer living with someone who's quiet, clean, communicative, considerate, flexible, friendly, financially stable. I'm a mostly-retired Human Resources Development and Executive Coach of 30+ years. I've been meditating some 20 years (and finishing editing my book on consciousness development) which has been very useful with my client work, and life in general. I'm financially solid, great credit score, around 812 (yours needs to be above 690 per the property manager; more importantly that your credit report shows an excellent history of paying bills on time, and I'll want to see proof of sufficient savings). I've lived with all ages, 20s to 70s, not an issue, it's more about having a good personality fit.

Here's something QUITE IMPORTANT for me that will require your cooperation - I have what is called "chemical sensitivities," so the wrong chemical ingredients in the air (usually some fragrance or cooked fatty foods with strong spices) can trash my sinuses and fog my brain for about three hours and really mess with my ability to be clear-headed to work, or enjoy life for that matter. Been dealing with it over 20 years. So I need someone who understands this and is very considerate about it, preferring a vegetarian who doesn’t cook much. As such, we'd use only scentless "green" cleaning and laundry products, which I'm willing to buy and pay for since it's worth it to me (no: "air fresheners," bleach, Fabreze, scented candles or dryer sheets and the like.).

On a related note, I've been on a raw/organic diet 95% for some 19 years now, so I don’t cook, and prefer living with someone who eats healthily, doesn't cook greasy/fatty/odorous foods, especially foods with trans-fats (e. g. processed foods). PLEASE ADDRESS THIS SPECIFIC POINT--CHEMICAL SENSITIVITY--IN YOUR RESPONSE to me so I know you're good with it (and it will show you’ve read this and have considered it), OTHERWISE I WON'T RESPOND BACK TO YOU. I’m far past the party house vibe, though entertaining some friends here on occasion is fine, of course. I very rarely have guests/visitors here (nor do you), preferring to meet people at restaurants or cafes. Re over-nights: at least not for more than one night a week or so, depends on the person. Major point being to not have a third person hanging around or acting like they live here or making me uncomfortable in my own home. Fortunately, I haven't had to deal with that issue in over 15 years. Just know that's very important to me, as it should be to you as well.

On weekends I usually go down to Little Italy, the Village of La Jolla, Del Mar, or Carlsbad to spend time with friends/colleagues or do writing at some local cafe.

I enjoy a laid back, simple, minimalist, sustainable lifestyle. I'm looking for someone who is clean, relatively quiet, responsible, considerate, a peaceful spirit, someone who likes living with another person instead of alone; it's not only about saving on rent. We'll be socially independent of each other, but have no problem engaging each other when needed, like when crossing paths in the kitchen or whatever. I've been participating in house-share arrangements for some 25 years in several households around the country (Denver, Boston, Seattle, San Diego), a preferred lifestyle, wherever my business-consulting practice had taken me, but San Diego is now my home.

We are both conscientious of each other in common spaces and always keep the common areas clean and picked up, including the kitchen, especially the sink area, never leaving things out for the other person to have to work around or deal with. We will either share the cleaning or hire it out, as agreed. It's all very easy to keep clean, typically handling it ourselves.

No smoking, vaping, drugs, or pets! Zero.

Utilities and internet historically are $65-$120 a month for each person depending on the time of year, to be split fairly between us. I might ask you to put the internet bill in your name to help demonstrate to me your current credit worthiness; yeah, as you might imagine, the pandemic has created the need for some extra steps in finding a financially stable person.

You will pay for a credit and background check, ~$40, to be performed by my property manager.

Some other specifics: Washer and dryer is in the condo unit off the kitchen, not near the bedrooms (I’d use it during the week when you’re out). Internet has realtime download wi-fi speed at around 175 Mbps, 350 Mbps by hard-wire cable (btw, you would pay for cable TV if you want it installed since I don't watch it); I do have Roku). Nice ocean breeze, no need for A/C, only a hand-full of hot days in the condo a year, which cools down quickly in the evening. The complex has a pool and Jacuzzi, not beside our unit, but only one minute to walk to.

Rent has gone up every June but I didn’t get May’s notice so it looks like it’s not going up this year, probably since rents have generally been going down.
