Master Bedroom with en suite Bathroom

I am the owner of a 4 bedroom, 2 bath house in San Diego and am renting the furnished master bedroom suite complete with private bathroom. The furniture includes a king-size bed, a nightstand, a 5-drawer dresser, and a desk. There are also two closets with sliding doors along one wall. As there are four bedrooms and I do not currently rent to couples. There will never be more than four total occupants in the house.
The house is approximately 1400 square feet with high ceilings and a fully enclosed, artificial turf backyard. There is a two-car garage attached to the home with gym equipment occupying one half of it. The laundry machine and dryer are on-site and available to use as desired. The kitchen is fully modern with updated appliances, including a 5-burner stove and a large stainless steel refrigerator.
I am a 40 year old single, retired Marine Corps officer.
I am looking for a professional roommate who enjoys a peaceful home environment and who is generally clean, healthy, and respectful.
Once we make contact, I'll typically want to schedule a short phone interview to get to know you. From there, we can arrange a time for either a virtual or in-person tour of the property. If still interested, I will email you a rental application that you can fill out and return to me either in person or via email. After that, I will collect $45.00 for a background check that I will conduct through a third-party If things go well and we agree to move forward, we'll meet in person on the property to go over and sign the rental agreement together.
Internet and power are included in the rent, and the rest of the utilities are shared equally amongst the occupants. There is one monthly gas bill and one water/trash bill that posts every other month. There is typically one parking spot available in the driveway for a tenant and ample street parking right out front as it is a quiet street at the end of a neighborhood.
