We currently occupy 2 of the bedrooms, so the other two bedrooms are available.

A cozy house in the Laguna / Valley Hi area, walking distance from John Reith Elementary.

There is a fenced backyard, a large kitchen with ample counter space for complex meals, and a two-car garage that's mostly just used for minor storage at the moment, but still has plenty of room for up to two vehicles.

It's a quiet neighborhood, and the neighbors mostly keep to themselves, though occasionally you'll see children playing outside.

The current household consists of two adults coparenting an 11-year-old child and one very shy cat.

We don't mind smoking or vaping, but please don't do so indoors, as one of the current occupants is an asthmatic and another has a heart condition.

Both adults are working professionals, one works from home part of the week, and the other is out of the home during the day, Mon-Fri.

Rent varies depending on which room you choose: $850-$1250, depending. Please note that utilities are NOT included and will be split evenly among the adult occupants.

We have curbside garbage and recycling, SMUD for electricity, and the fastest Xfinity speeds they're willing to offer us. One tenant is working on creating a garden in a raised bed in the backyard, but the backyard is otherwise unused (previously used as an exercise area for our previous roommate's dog).

The backyard also has an above-ground pool.
