11x11 bedroom in a 2BD/1.5BA ground-floor apartment on D Street. Walking distance to The Shine Café and more. I moved in Oct 3, so some areas are still being furnished (fully furnished by Jan/Feb).

Landlord covers trash/sewer/water;
50/50 split utilities: SMUD (gas/electric) + Xfinity 1 Gig internet
Lease: 6 month fixed-term sublease
Move-in date: flexible; I have a friend staying Nov 28–Dec 3 which is why I listed December 5th as the move-in date.

Bathroom (Please Read)
In order to enter both bathrooms, you have to walk into a bedroom. The full bath is inside your room, and the half bath is in mine. I’ll need access to shower. I’m respectful about timing, but I don’t want to need permission to bathe. If you’re private or keep your door closed a lot, this setup likely isn’t for you.

Community
Great neighbors! Two women (early 30s) and one man (early 30s) live upstairs- each has cats. You should be comfortable with typical downstairs apartment noise.

Pets
I have two cats and while I clean up after them, 12 hours is all they need sometimes to get hair on the couch lol. No dogs, sorry. Open to another cat but only if they get along with mine. My calico tends to have issues with male cats!

Payments
Rent due to me on the 1st via Zelle, Cash App, etc. I pay the landlord, SMUD, and WiFi bills. Utilities are split evenly even if one of us is away.

My name is Jennica and I was a high school science teacher for 7 years. 30 year old female, hometown is Stockton! Currently, I work remotely for an educational technology company as an Account Executive (sales). My schedule is predictable and average- work M-F 8-4pm in my room, cook/eat dinner at 5, in bed by 10. You’ll often find me sitting on the couch watching something or playing video games. I am fairly fun and chaotic but responsible and organized (most of the time).

Final Notes
This is a room rental, not a co-rented apartment. I chose the paint, fought for the lease, and am furnishing everything- but I want you to feel at home too. You’ll have full access to shared spaces and storage, and I’m open to input on layout or decor. Final calls on shared spaces will rest with me, but I’m fair and objective!
