We have two furnished rooms available in our quiet, owner-occupied home on a 0.66-acre property in Calimesa. We're looking for someone who is respectful, clean, financially responsible, and looking for a peaceful place to live.

## Green Room – $900/month

## Blue Room – $950/month

* Furnished medium-sized private bedroom
* Medium-sized closet
* Private access to the back patio
* Shared bathroom

## Rent Includes

* All utilities (water, gas, electric, trash)
* High-speed fiber internet
* Full kitchen access
* Access to the living room, family room, dining room, backyard, and large deck
* Garage gym with squat rack, barbells, dumbbells, kettlebells, and other workout equipment
* Plenty of off-street parking

Please note: There is no on-site laundry, but several laundromats are nearby.

## About the Property

One of the things we enjoy most about living here is how quiet it is. The property sits on about two-thirds of an acre, so there's plenty of room to spread out and enjoy being outside. Whether you want to sit on the back deck after work, grill some dinner, work in the garden, or get a workout in before your day starts, there's plenty of space to enjoy.

The household currently consists of my wife, my sister-in-law, and me. My sister-in-law is a friendly adult with special needs who mostly keeps to herself.

My wife and I really enjoy spending time at home. You'll usually find us working in the yard, tending the garden, or taking on projects around the property. We're also a couple of nerds—we host a D&D game with local friends on Thursday evenings. Other than that, we keep things pretty quiet.

We're not a party house. We value a clean, respectful, low-drama home and are looking for someone who enjoys that kind of environment.

We also share the property with our friendly dog, Boomer, our outdoor cat, Callie, and several chickens and ducks. Depending on the time of year, our flock keeps us supplied with fresh eggs, and we're always happy to share them with the household when we have extras.

## Requirements

* Green Room: $900/month
* Blue Room: $950/month
* First and last month's rent due at move-in
* Proof of ability to pay rent required
* Month-to-month rental agreement (longer stays are welcome)
* Professional adults preferred
* Students are welcome with proof that they can reliably cover the rent
* LGBTQ+ friendly
* No children
* No illegal drugs

**Smoking:** Smoking is welcome outdoors. We simply ask that you don't smoke inside the home or near doors or open windows so the smoke doesn't drift inside. There is plenty of outdoor space available for smoking.

**Couples:** Couples may be considered on a case-by-case basis. If approved, rent is $1,200/month for the Green Room or $1,250/month for the Blue Room.

**Pets:** We'd prefer no additional pets since we already have several animals on the property, but we'll consider exceptions on a case-by-case basis.

## Our Process

Finding the right fit is important to us, so we like to meet prospective tenants at the Starbucks in Calimesa before scheduling a tour. It's just a quick conversation to introduce ourselves, answer questions, and make sure we're both comfortable moving forward. If everything feels like a good fit, we'll head over afterward so you can see the room and the property.
