Sunny private bed/bath, tidy/clean/respectful

The room & bath available are bedroom 2 and bath 2 in the layout picture. I live here with my dog (see below).

Single occupancy only. Month to month. Minimum 2 months. Some of the furniture pictured in the bedroom may be available to stay if you’d like it, otherwise the furniture will be moved out.

Looking for someone who is:
- non-smoking/non-vaping
- *very* clean
- quiet
- communicative
- respectful
- kind
- able to communicate expectations/discomforts/resolve disagreements in a timely and calm manner
- strongly prefer someone who isn't home majority of M-F 8-5pm (I work from home)

About the home:
- no smoking/vaping of any kind
- no overnight guests
- no shoes inside
- minimum noise before 9am
- central A/C & heating: preferably 68 to 78 deg F
- windows in every room, lots of natural light
- top floor, no shared walls with other units
- dishwasher is run every night & emptied every morning
- about half of kitchen cabinets available
- in-unit laundry: no fabric softener or dryer sheets please, they cause build-up in the machines
- "everything has it's place" type of home (at least for the shared spaces)
- will split chores for common spaces

- lots of parking

- gym
- pool & jacuzzi
- grills
- gazebo
- half of a basketball court
- a business center

Location:
- 5 minute drive to Tustin District
- across the street from grocery stores
- walking distance to at least 3 parks
- 15 minute drive to UCI and IVC
- bike trails nearby

Included in rent:
- Google Fiber internet
- renters & earthquake insurance

Other utilities:
- around $130 per person for water/gas/electricity but are based off usage

Alcohol/w**d is okay if:
- it's not smoked/vaped
- it's legal
- you keep it away from my dog
- you remain respectful when you’re not sober

About my dog:
- 80 pound husky-mix
- is wiped down after every walk
- high prey drive (no cats/rabbits/etc)
- doesn't get along with all dogs
- will love you if you love dogs
- is with me every other week

About me:
- occasionally will have 1-5 friends over for movies or board games
- out most evenings playing sports/board games
- sensitive to smells
- light sleeper
