Room for rent-house share

Hello, everybody! I'm a super chill, hard-working professional and I'll have a room available for rent in my house very soon. I work a lot and have a busy active life, so I'm gone most of the day.
The house is a 3-bedroom located between Huntington Beach and Anaheim. I occupy one room and another awesome person occupies another.
The room available is about 11' x 12'.
It has a remote controlled ceiling light and fan as well a closet that's about 2½'x5'.
The whole house was just redone with ceramic tile, all new kitchen, and all new bathroom.
You'll have free use of the kitchen, laundry, gym, and yard.
You're pretty much renting to share the whole house, except the garage and machine shop. You're also getting a full size fridge to share with only one other person.
The price is $1,250/month and for utilities, I pay half of everything and you only pay 25%
A $500 security deposit will be required.
You'll get that back when you leave with everything in good standing. I'm understanding if you don't have it all right away.
Please, no smokers/vapers and no drugs. Also I love all animals, but I can't have your pets here. Sorry.
