Looking for 1 roommate (female preferred) to share my townhome. I’m 40, so ideally someone in their 30s to 40s, but open to younger if you’re low-key and we’re a good fit.

Two rooms to choose from:
• Furnished: Twin bed, desk & dresser, with your own bathroom right outside the room
• Unfurnished: Private ensuite bathroom with shower
Both rooms are on the smaller side; but can fit full size bed, a queen too but it would be tight.
• $1,200/month, utilities included
• $1,300 with guaranteed garage parking
• Street parking available
• Open to renting both rooms if I find two good fits

Safe, convenient area. 8 min to IVC, 12 min to UCI, buses to both nearby, and about a 10 min walk to Metrolink.

I WFH and have a dog who can be vocal when someone comes to the door. I’m also a night owl, but I’m mindful of noise and keep to my noise to a minumum, use headphones late at night. Usually sleep around 12 am and wake up 6-6:30 am.

I’m not a neat freak, but I’m not dirty either. Looking for someone similar: easygoing and respectful of shared spaces. A little clutter happens, just don’t let things pile up too long. Monthly cleaner for common areas.

Full kitchen/living room access + in-unit laundry. No drugs or smoking.

Available for viewing after Oct 11 as I will be out of town, and can allow move in after Oct 17.
