About the place: It's a relaxed, low-key home that's kept clean and generally quiet. I work in IT and train for ultramarathons, the vibe is independent and easygoing. It is just me (Beau) and another respectful and kind roommate (Jayden) leasing another room. Keep in mind he does have a young Husky that uses the outdoor patio area. I'm looking for someone who keeps shared spaces tidy, respects quiet hours, and is considerate of the household rhythm.

Silverado is a peaceful community at the edge of Cleveland National Forest, great for hiking and nature lovers, yet still a short drive to Irvine (~10min). People here are really open and kind.

Terms:
- Rent: $1,675/month
- Utilities: 15% of electricity bill (50-100usd/mo) water gets fed via an electric pump.
- Security deposit: one month's rent (no credit check = full deposit)
- Lease: monthly
- No smoking indoors.
