Room for Rent Santa Ana/Tustin

I have pictures but it's currently inhabited by the previous owner until escrow closes so I don't want to post them online, but I can share them with you if you reach out.

It's ten minutes to downtown Orange, downtown Santa Ana and downtown Tustin. Plenty of restaurants, banks, parks and highways within walking distance. I've lived in this same neighborhood for 5 years now and continue to live here because I enjoy the area.

I'm a 34 years old, this is the first home I've purchased, but we'll be moving in around the same time.

The price isn't firm and is just a general estimate, but we can talk about things if you'd like.

It's a total of 2 bedrooms, a common area, kitchen, patio with a sink, etc.

What you will be renting is your bedroom and bathroom and full shared access to all common areas.

Your room will have a numbered lock that you can set, and your bathroom is in the hallway. The bathroom has a washer/dryer inside of it, which is the only one, so I need access to the bathroom occasionally to do laundry and we can schedule that. I am open to discussing this and being flexible, as the public laundry room is like 5 ft from the patio and there is a gate.

You will get either the garage or the assigned parking. If you have a motorcycle I'm not totally opposed to parking it on the patio but it can't leak and I plan to cook out there. I'd prefer a roommate who is within around 15 years of my age, either a student or a professional and is willing to talk a couple of times before moving in.

I work from home mostly. I'm not a grumpy person or conflict oriented and it would be more like a roommate relationship with healthy boundaries.

Pets might be ok depending on the animal. I'd want to meet them first.

Getting this place has been a big investment for me so the most important thing is just finding a cool roommate who pays rent/bills on time and doesn't mind cleaning up after themselves and sharing the kitchen.

A couple of my pet peeves ahead of time are dishes in the sink: just rinse them well and put them in the dishwasher
