Private Room and Bathroom in Irvine, CA

Hello! We have one bed with private bath available in our 4 bed/4 bath townhouse located in Irvine (close to Woodbury and Great Park Area).

Utilties end up being like $60-$70 a month depending on how much AC we use lol
move in date 6/15/2024 but can start moving in early just let us know we can work something out
room is on first floor of the house (three floor house, where kitchen and living room on second floor)
Street parking but there's a lot
in-unit washer and dryer

A little bit about us, we are all friends from college in our lateish earlish 20s and all work on the second floor of the house together (we all have some days we work from home/office). We also have one dog that likes to sleep and cuddle. We are all pretty easy going and like to binge watch kdramas and play games from time to time but will also respect if you like being in your room. We are looking for someone chill and respectful.
