Room for Rent in 3BR 2.5BA Townhouse

We're looking for a 3rd roommate to occupy the unfurnished room in our 3-bedroom, 2.5-bathroom condominium unit. We seek to maintain a drama-free environment where everyone is respectful and considerate of each other while picking up after themselves and engaging in the shared regular caretaking/maintenance of the household, particularly of the common areas.

The new tenant would practically have their own bathroom except for sharing the shower with one of the roommates and guest usage. Shared parking with the carport is typically done on a rotational basis, otherwise, street parking is available based on open spaces in the community.

There is a gated community pool with a jacuzzi and barbecue grills adjacent to a walking trail in a wooded area. While the property is technically in Newport Beach, we're practically situated in Westside Costa Mesa given the one road leading into the community.

Shared financial responsibilities beyond rent include but are not limited to:
• 1/3 of utilities (gas, electric, water & Internet)
• 1/3 of household supplies (trash bags, paper towels, dish soap, et al)
• 1/3 of appliance repair costs or replacement whenever applicable
• 1/3 of annual carpet-cleaning fees

Credit check and application fee is required by the landlady. Rental agreement is based on 12-month lease. Renter's insurance is also a prerequisite along with $1,320 deposit.
