2 Rooms available for rent in Mission Viejo

Looking to fill 2 rooms at the house I'm currently renting. The lease for you would start September 1st but need to find people before the end of August. The lease would go till April 31, 2025. Trying to find people asap. The house is 4 bedroom with 2 bathrooms. The 2 rooms available for rent would be sharing the hallway bathroom. The rooms are 9.5x9.5ft and you would have to furnish it yourself. You would have access to all the common areas (which are already furnished), which includes: living room, garage, backyard with patio, large kitchen, and game room/den. Utilities are not included, and we would split them between the 4 of us (this would include water, electricity, trash, and internet). We have high speed internet, so if you work from home we have good internet for that. We have a washer and dryer in the house, so you can easily do laundry here. We're also right by Saddleback college, so if you go there this would be a very close/convenient location. I do have one cat (he's older, but he's very friendly with people), and i'd prefer no other pets...but this could be negotiable. Pets in cages are completely fine, other cats we'd have to integrate, but the landlord does not want dogs. The other roommate and I are both male and working professionals, but we would welcome either male or female roommates (students or professionals). We're chill and don't make lots of noise. Parking is pretty open/great here. You would also be welcome to have overnight guests (within reason). I'd encourage you to come look at the house if you're interested (the roommate moving out with his girlfriend will be here till the end of the month, but you can come see the rooms).
