## The Space ##

We have a private bedroom and large private bathroom available in our 2-bed, 2-bath (1,148 sqft) apartment. Our current roommate is relocating to another state for work, and we’re looking for a professional to take their place starting March 31, 2026.

## The Room & Bath ##

The Bedroom: Can come unfurnished or fully furnished (includes a bed, Tuft & Needle Mint Queen mattress, nightstands, computer desk, and a wall-mounted 55" LED TV).

The Bathroom: You will have exclusive access to the larger bathroom (which also features its own wall-mounted TV!).

## The Apartment & Vibe ##

Our Household: We are professionals who work from home, so there are office desks integrated into the living area. The dining area is open for you to use, and we are happy to align on the best way to organize the living/dining space for a great flow.

Kitchen Perks: The apartment is stocked with high-quality equipment you are welcome to use, including a Vitamix blender, Made In stainless steel pans, and a Waterdrop water filter.

Feline Roommate: We have a cat, so we're looking for someone who is pet-friendly!

You will have access to community features:
- 2 pools and 4 hot tubs
- 2 lounge areas and 2 patios with 6 BBQs

- 24/7 gym with Peloton bikes

## The Financials ##

You will need to co-sign onto the lease with the Irvine Company. We can offer flexibility on move-out terms, provided you give us adequate notice (30-60 days) to find a replacement. The current lease expires on 09/06/2026, with rental prices typically increasing by about 10% upon renewal. We intend to stay on for this lease renewal.
