Newly built ADU home in Fountain Valley. We are near the border with Huntington Beach and Westminster. We are close to the 405 freeway exit Magnolia ( major cross street Bushard and Heil). We are a block a way from Mile Square Park, within 15 minutes from the beach, Orange Coast College and Goldenwest College.

The room is currently furnished with a twin size bed, comforter, pillow, desk, chair, 43 inch TV ( with access to Netflix, Disney+ and Prime Videos) and a fridge. If you don’t need any of these items, they can be removed from the room.

Rent: $1,250/month Utilities: $150/month. It includes: gas, electric, water, trash and internet. So your total cost will be $1,400/ month. Deposit: $1,400. Month to month contract.

Available to move on February 17, 2026.

You’ll have kitchen and washer/ dryer privileges.

You will have your own designated parking space on the driveway.

Neighborhood is very safe with homes valued between $1.6 to $2.5 Million and the neighbors are nice.

We prefer male only. Absolutely no smoking, vaping, drugs, pets or couples.

We value peace and quiet and therefore we have quiet hours from 11:00 pm to 8:00 am everyday. We also don’t allow visitors or guests.

We value peace and harmony greatly. In fact, it’s our number 1 priority. We want you to come home to a nice quiet place so you can rest and have decent housemates to live with.

Why all the rules and restrictions about quiet hours, no guests, no visitors, no pets, no couples, no drugs, etc..?

These restrictions are in place to prevent the most common conflicts that housemates ran into.

Of course we want you to stay here long term. However, life happens. If you need to leave due to whatever circumstances, you are free to leave after giving a 30 day notice. The month to month contract is also designed to remind both the Landlord and the Tenant to be at their best civil, considerate and polite behaviors. If not, they can part ways. That’s a great flexibility that both sides should enjoy and appreciate.

If you ever had terrible roommates or landlords in the past, you might understand and appreciate the necessity of these terms.

We currently have 2 male roommates. Both are working professionals and are busy but easy to talk with. They pretty much keep things to themselves.

We prefer someone employed, mature, considerate, responsible and drama-free.
