Private room in Fountain Valley

3rd story (stairs/elevator), 1 bedroom unfurnished. Laundry and kitchen privileges. As long as you clean up after yourself (we are adults here, right???) Occasional overnight guest is ok. Single occupancy only. **Not interested in renting to couples** I cover internet, but split of utilities- averages $50ish- 80 month or so. I have a small dog and a cat. Quiet, well mannered. Non smoker, occasional social drinker, prefer someone similar. No combustibles in unit.

My son (17), stays with me every other week. We keep to ourselves.

There's a well maintained common area downstairs- barbecues, pool and jacuzzi. We are down the street from Mile Square Park.

Whoever I rent to must pass a background check. I would prefer a female roommate, but it's not a must . If this ad is up, the room is still available. Once you have applied, done the background check and paid the security deposit, I will assume you are serious and will pull this ad.

I am hoping for someone who is cordial and friendly. We don't need to be bffs! But, feel comfortable around each other and get along.

I am a pretty busy person myself. Work two jobs. I am usually out working, walking my dog or spending time with family and friends.
