Female Roommate Wanted, Private Room in Costa Mesa

I'm looking for one female roommate for a home in Costa Mesa. The available bedroom is approximately 10' x 11' with a closet and can be rented either furnished with a full size bed frame and lamp or unfurnished. You'll share a bathroom with just one other roommate, who is currently a law student at Chapman University, while I have my own bedroom and bathroom.

The home is located in a quiet neighborhood near South Coast Plaza and The LAB, with easy access to the 405, 55, and 73 freeways, making it nice to get anywhere in Orange County. Rent is $1,400 per month, which includes all utilities. The room is available anytime after August 1.

You would have full kitchen access, an on site washer and dryer, a small backyard, and plenty of street parking. While there is heat, the home does not have air conditioning.

I'm hoping to find someone who values a clean, respectful, and relaxed living environment. During the week, we generally keep things quiet because of work and school schedules, but we don't mind friends visiting or having people over on the weekends as long as everyone is considerate of the shared space.

I also have a large, friendly dog who is part of the household, so unfortunately I'm not able to accommodate additional pets.
