AVAILABLE JULY 2026.. Cozy, clean bedroom with private bathroom in the heart of Orange County California!

Things to note:

1. Sorry.. No pets allowed (I have 2 cats and they are exempt from when the complex allowed pets.)
2. Will consider a couple, or single mom. If you have people coming and going all the time this will not be a good fit. Visitors are allowed to an extent and there must be notice.
3. Entire Complex is Non-Smoking
4. Each renter must be employed with proof and meet the apartment complex $3000 gross pay (before taxes) per month income and pass their background check.
5. I am respectful of different cultures/races/religions/genders and LGBTQ friendly
6. No drugs please/No alcoholics please (drinking is ok but excessive is not.)
7. Bedroom can be furnished with a twin or with a King Bed! Or possibly unfurnished.
8. Preferably you are between 25 and 65 yrs old.
9. Renter is required by complex to be signed onto the apartment lease. Renter will also have to sign an individual renting agreement with myself. Lease is month to month but I prefer a long term renter and require at least a 6 month commitment. 30 notice is required to vacate.
10. There are 2 cats living in this apartment. If you do not like cats/are allergic/or treat animals poorly we will not be a good fit. If you are a cat lover.. then you lucked out! Both cats are indoor only, are friendly (the younger one takes longer to warm up to people and may hide from you at first)..the older one is a vocal lover cat. Friends and prior roommates alike have loved them both.

I am renting 1 PRIVATE BEDROOM with a PRIVATE BATHROOM
The apartment is 2 bedroom/2 bathroom living with 1 other person only.
The bedroom is on the LARGE - 10.5 ft by 13 ft and can have an XL Twin or King bed (your preference)

Rent is $1550.00 due by the 1st of each month *INCLUDES access to KITCHEN & Common Areas! All deep cleaning of common areas including sweeping, mopping, vacuuming, carpet shampooing, dusting etc. ALL INCLUDED and all kitchen necessities such as hand soap, dish washer pods, dish soap, all cleaning products, paper towels, sponges, mop supplies, garbage bags, coffee filters, basic spices, plastic wrap, aluminum foil, etc. *you will need to pick up after yourself.. deep cleaning is deep cleaning only*

Utilities are an $80.00 flat fee due by the 1st of each month
Perfect for people who want a quiet, clean and comfortable place to share rent (without multiple roommates!)

*Security deposit is $350.00 due to hold room for move in and is held for the duration of the room being rented and if needed upon move out, for repairs/cleaning/damages/any unpaid bills etc.

I am
A woman/outgoing and also enjoys quiet time in the apt/visits close family on some weekends/creative type/likes biking, yoga certified, design, travel. I have lived in the area awhile and know it well if you are new to the area. I have made some good friendships with past roommates/wants someone I can trust in the apartment and with my 2 cats/like to cook and bake at home (and likes to offer to share goodies and meals from time to time!) am very clean and respectful of your private space as you should be of mine.

The Complex
Remote gated for cars/1 carport + uncovered parking inside the gate + street parking/2 swimming pools/hot tub/gym/4 on site laundry rooms/soda machines. Very quiet complex and I have felt very safe living here.

Within 1 MILE of Northgate Mercado Market/Food Hall, Trader Joe's, TJ Maxx, Five And Below, great restaurants, a gym, close to freeways, very centrally located, 4 miles to the beach..4.8 miles to UCI, less than 1 mile to Vanguard and OCC. 3 miles to Hoag Hospital 4 miles to Google in Irvine. Perfect for students.. H1B Visa workers etc.

Quiet hours are between 10 p. m. and 7 a. m.

The Bedroom and Bathroom/Space
Furnished/10.5 by 13ft/big walk in closet with mirrored doors/large picture window with vertical blinds/new carpet. (The 2 bedrooms do not share a wall.. so you won’t hear TV or noise through a wall)

Bathroom has sink/toilet/medicine cabinet/cabinet space/tub + shower
Both bedroom and bathroom will be professionally cleaned before your move in.

Common Areas: Living room/dining room/kitchen/patio
Apartment is eclectic/vintage inspired décor...artsy.. fun and relaxing atmosphere.. and no shoes inside!
Living room has flat screen TV and space to lounge/front patio is zen like and has lounger and chair/dining room (seating area) can be used for study/work/Kitchen is fully equipped with stove, fridge, coffee maker, air fryer, nutribullet and many small appliances/a bit of room can be made to accommodate any kitchen items you have/you will have separate space in both the fridge and pantry as well.
NOTE: Cleanliness is a non negotiable in common areas. Please pick up after yourself.

Parking
This apartment is assigned 1 carport parking space. There are many uncovered parking spaces in the complex and street parking on the back side of the complex. You must use a remote to get inside the gate and have a parking pass on your car at all times to park inside the gate.

If your work requires late hours or you are going to an event and will be home late (and I am home earlier and have no plans) it can be worked out that I leave you the carport in case parking is on the fuller side. This can be discussed and planned ahead of time.
