• Small private upstairs bedroom (fits a full-size bed comfortably)
• Unfurnished
• Closet included (missing doors can be put back on)
• Storage cupboard outside the room — yours only

🛁 Bathroom (Yours Only)
• Full bathroom located in the hallway near your room
• Reserved exclusively for you (no one else in the home uses it)

💰 Rent & Terms
• Month-to-month
• $1,200/month — utilities + TV streaming + internet included (electric, gas, water, trash)
• $1,000 security deposit
• Rent paid via Zelle, due on the 1st (No Venmo)
• Considered late on the 6th with a $50 late fee
• 30-day notice required to move out

• Shared kitchen + living spaces
• Shared kitchen shelf’s for dishes
• In-unit laundry in the garage (shared; we coordinate laundry times)
• Dedicated refrigerator in the garage — yours only
• Shared pantry inside with dedicated shelf’s provided for roommates food

• Small outdoor patio area with couch + table (great for relaxing/smoking)
• Street parking (generally available during the day, more limited at night)
• Two pools in the complex (pool access/key rules apply
• Beautiful shaded green belt in front of the house
• Small basketball ball hoop on concrete slab walking distance from front door
• We share basic household supplies (TP, paper towels, dish soap, laundry pods, etc.) and restock as needed (included in rent)

🐾 Pets
• One indoor-only cat considered (HOA limits apply — we already have 3 indoor cats)
• No dogs (some of our cats are not comfortable around dogs)
• Indoor-only required (area has coyotes)

🚬 Smoking / 420
• Cigarettes must be smoked outside (patio is perfect for this)
• Tobacco vaping is okay
• 420-friendly household (okay in the home)

👥 Guests
• Guests welcome up to 2 consecutive nights without notice
• Longer stays require communication/approval
• No long-term guests “moving in” without approval and a rent adjustment
• Larger hangouts (more than 2 guests) need to be discussed ahead of time
• Please be mindful of noise after 11pm (no strict quiet hours, just mutual respect)

🍻 Alcohol / House Rules
• Not a heavy-drinking household
• Alcohol must stay in your personal space/fridge (not stored in common areas)
• No hard drugs or drug sales (grounds for immediate termination)

🔑 Keys
• House keys provided
• Garage button available if you’d like (no garage parking)
• Pool key is a special HOA key and expensive to replace — replacement cost is tenant responsibility if lost

Two adults live in the home. We’re laid-back, friendly, and value a peaceful, drama-free environment. We’re looking for someone who’s easy to live with and good at communicating.
