Room for Rent in Townhouse

I’m Brit, and I’m a 36 year old entrepreneur. I’m looking for a roommate (preferably a female) to rent the second room in my townhouse. It’s in Warner Center in Woodland Hills, close to the freeway, Costco, The Village, the Topanga Mall, and only 20 minutes from the beach and a short drive to the city (depending on traffic of course). June-August the park right here does concerts in the park. The complex has a great pool, jacuzzi, and tennis courts. It also has a really cute stream that runs throughout the complex and behind all of the units, which is nice for walks and zen vibes for the unit’s back patio- especially with this unit which has a waterfall feature. We get little ducks, turtles, and fish in the water. The unit is two stories, with both bedrooms and the second full bathroom upstairs, with a powder room downstairs. The HOA fees are covered by the landlord and the utilities are split between me and the renter. The garage is detached but we share a wall with it, which makes parking and bringing things in very easy. Two medium sized cars fit in the garage, with enough room for storage and bikes, etc. All of the appliances are under 4 years old and we have a great handyman for whenever anything needs to be fixed or replaced. The room can come furnished with a mattress and frame, some drawers, and the decor can stay or go. There is a TV in the room. The the room can be unfurnished if desired. No children or daily work-from-home in the common spaces when both of us are home please.
