THE APARTMENT:
2 Bed, 1 Bath, and Balcony. Total apartment sq footage is about 750. Located within a 6 unit rent-controlled bldg. Please note, this is a non-smoking property. Hardwood floors throughout. Main areas (dining room, living room, and kitchen) are furnished. There is a BBQ and Fire Pit on the balcony, and a Treadmill in the living room area, which is available to you. Living room TV has ROKU streaming.

PARKING:
East-side of the street > no permit required. West-side of street >permit required. I'd recommend purchasing the permit ($29 for the year).

THE ROOM:
175-200 sq ft unfurnished room (I've seen it fit a queen/king size bed, TV console, 2 large dressers, and nightstand and still have room to walk around). The room gets a lot of natural light and has a working ceiling fan and an a/c window unit. The apartment does not have cable, but there is wifi for Smart TV streaming.

SUBLEASE:
Month to month lease
$975 = Monthly Rent (includes Secured WiFi Internet, Electric/Trash & Gas)
$950 = Security Deposit

NEIGHBORHOOD:
Quiet and safe neighborhood about 1/2 mile from Century City mall and Westwood (UCLA). 405 fwy and 10 fwy are about a 5min drive. There is a Sprouts and Bristol Farms within walking distance and several restaurants. We are about a 15-20 min drive from Santa Monica Beach, Beverly Hills/West Hollywood, and Culver City.

MY IDEAL ROOMMATE:
Christian, non-smoker, no drugs, relatively clean, respectful of others property, good communicator, has a friendly nature and MUST love dogs. Prefer a female roommate, due to the shared bathroom issue. *May consider someone w/a non-shedding dog under 20lbs, as long as it gets along with my dog, and the property manager agrees. A pet fee may be required.*

ABOUT ME:
I am an older Christian woman, friendly, quiet, considerate of others. I've lived here over 15 years. I do have a small 7yr old hypo-allergenic dog (Maltipo), fully house-trained, that I absolutely adore and she is a big people person. I like to cook so I have friends over occasionally for dinner, I also like baking and tend to give away most of the goodies I make. I pride myself on being open and accommodating, whenever possible. I'm also clean and respectful of other's belongings.
