Roommate Wanted for Private Bath, Private Bedroom

Hi!

We are two people in Westwood seeking a third roommate, room available 7/1/2024. It is a private room with a private bathroom. The room itself includes an A/C, as does the living room. There is covered parking (it’s bumper to bumper parking, so coordination would be needed to switch car spots when necessary). Parking includes EV charging, pricing coordinated directly with the landlord, though she is super reasonable and charges based on expected usage.

Entry is secure with an intercom to be buzzed in, and a separate gated door. There is on site laundry facilities, a back patio with space to put a bike. Location right at the cross section of Westwood and Santa Monica blvd, approximately a 10 minute bike or 35 minute walk to UCLA. We are right next to the 405 and the 10. It’s a two minute walk to Sprouts, with a Starbucks, Bristol Farms, Pete’s and many other stores and restaurants all within walking distance.

Approximate rent runs around $1250 including utilities, but excluding fluctuations electricity usage. Rent is split between three people and would be paid directly to the landlord. Utilities are on autopay and would be paid directly to me, with screenshots and statements of bills shared in a group chat each month. This lease is contingent on the landlord’s agreement, and will require a background and credit check. They do take student aid into consideration. Water and trash included, electric is through LAWDP and WiFi is through Spectrum.

We are seeking someone clean, respectful, with minimal guests. You can expect the same from us. We have one dog and one cat, because of this, we prefer someone without pets, but would be willing to consider a cat. If we agree, the landlord does not charge a pet fee or pet deposit. We are two women and prefer another woman, but we are open to meeting to see if we match.

I am a professional working remotely and my partner is a full time student at UCLA. She tends to spend her time in class and studying, and if I’m not working, I’m preoccupied by my own hobbies. We do primarily cook at home, but the kitchen is large, so there is plenty of room for everyone!

The lease is up in September, but we plan to renew for another year, possibly two, and would be very happy with a long term roommate.
