Hi all, I am renting out a bedroom in my house. It is located in Beverlywood (west of Robertson Blvd and north
of Cattaraugus Ave).

About me:

- I am a 40 year old professional guy working in the accounting / finance industry
- Very clean and organized
- Chill, drama free and mostly keep to myself
- Work from home most of the time
- My room is on the second floor of the house
- No gender preference for a roommate. I have lived with both male and females roommate.
The last roommate was a female, and she lived with me for 2 years.

About the room and house:

- The house is considered new. Bought in 2016 and remodeled twice.
- First renovation was completed on December 2019. The second renovation was just completed on August 1, 2025.

- The room is 13 feet long and 11 feet wide. It has a huge walk in closet and bathroom
attached.
- The room is on the first floor of the house.
- Monthly rent = $1,300 (not including utilities)
- Utilities (water, gas, electricity, LADWP sewer charge) approximately$120 - $170.

- Internet is around $25
- Your total maximum out of pocket cost including utilities is estimated to be $1,495 (Great deal!)
- No other regular occupant in the house other than me.
- Street parking only. This is super safe area.

- Less than 3 miles from Beverly Hills, Century City, and Culver City.
- Less than 7 miles from Santa Monica, Venice beach, Brentwood, west Hollywood, and Westwood (UCLA)
- Less than 10 miles from downtown LA, Marina Del Rey, and LAX International Airport

Household rules:
- No wearing shoes or outdoor sandals in the house. You can wear indoor slippers.
- No pets
- No drugs of any kind (including Marijuana).
- No smoking
