$850 Move-in; MBR; Short Walk Paramount Studio

THE ROOM:
Master Bedroom (MBR), sublease fee per month is $950.00 and the security deposit is $250.00.

I am the primary responsible for the entire townhouse rent, and we are not out of the woods in terms of the current economic atmosphere, therefore I am very considerate with the sublease fee and security deposit situation.

This MBR is in a townhouse type unit, and in the 11-unit apartment building.

Bedrooms are laid out upstairs along with 2 "bathrooms and sinks": one is inside the MBR; and the other is directly upstairs on the left.

The living room, kitchen and a guest-restroom are laid out downstairs.

This MBR has a large closet; a bathroom and a sink; furnished: queen bed with bedding, vanity mirror, drawers, study desk, and with Spectrum Streaming TV service that can be viewed on Smart 43" HDTV.

It has more than enough natural light during the day. And it is accessible privately and quietly.

This master bedroom is best for students, new commerce from out of town, state, or out of the country who wanted to start a new life in Los Angeles, and in the heart of film industry, and Hollywood.

I welcome the use of kitchen utensils, dishes, tea maker, coffee maker, espresso machine and stuff but you must clean them after each time you use any of these kitchen items.

Sublease rent is due every first of the month (but no later than the 3rd of the month if the financial situation arises).

Utilities, Internet Connection: Ethernet or WiFi 600+ Mbps with 5G Network, Spectrum Streaming TV Service viewed on Smart 43" HDTV are packaged in the sublease. Plus a collection of great movies, miniseries and sitcoms.

Parking space is available and free, but on a tandem system.

Coin laundry-washers and dryers are in the building.

This residential apartment dwelling is family oriented; quiet, and safe. There are live cameras installed in the hallway and around the building premises, capturing the activities all day and night, including the parking garage and in the key areas of the premises for your safety and security.

OCCUPANCY:
Including the potential roommate, there will be only 2 people that will occupy in this apartment unit, as directed by the landlord and management.

ABOUT ME:
My name is Dan. I am the primary lessee of this townhouse; meaning, no credit check for you. I am a long-term tenant in this residential building. I am professional, well-rounded, employed, understandable and responsible.

I read or listen to good audio books. I like outdoors, and I am very active in sports, and especially in this unstable earth frequency, where our health is facing an unprecedented challenge. Basketball is my passion and main sport, but I am novice in tennis and other known or common fast-time sports.

I DO NOT smoke or use drugs or smoke pots/weeds.

I cook now and then. I drink wine to go with my dinner, and occasionally social drinking outside the house, if I am bored.

I don’t mind if you do drugs, smoke or any of that stuff that would impair or confuse your mind and understanding, please NOT do it in the house. AND if you really do any of these relaxing substances and cannot hold it that affects or clouds your understanding, this place is NOT for you.

I am looking for a roommate for a minimum of six (6) months. With good faith, this sublease could auto-renew, and for all the time that I occupied in this townhouse, I never increased the sublease rate. And if you wish to move out after the lease term ends, or at any time after the initial six-month lease period, I require 45-day advance notice.

I also would like my roommate to treat this townhouse as a "Home".

PS:
1. This apartment building has a good airflow system, which is very important in this COVID-19 time.
2. This MBR has a queen bed with bedding, a large closet 9 feet wide by 2.25 feet in depth and 8 feet high, a bathroom and a sink. If you have furniture, please let me know; but I would prefer applicants without them.
3. Home entertainment is available, plus a home/YouTube karaoke system.
