We are renting out 2 private bedrooms on one side of our 4-bedroom home.

We are looking for two female or two male tenants to share the two bedrooms and shared bathroom for privacy and comfort.
1 room is currently being offered unfurnished, The other is furnished with brand new bed/mattress
Both bedrooms have closets, central A/C and heat, and access to all of the home's amenities.
Rent: $1,350/month per room

Your monthly rent includes:

• Water station Filtered alkaline/mineral drinking water from our local water store, available for everyone in the home
• Monthly professional cleaning of the common areas of the home and bathrooms. Tenants are responsible for their own personal bathroom supplies, including toilet paper and toiletries.
• The cleaning crew will not clean individual tenant bedrooms as part of the services included in the monthly rent.
A tenant may request optional cleaning of their individual bedroom by the cleaning crew for an additional fee. Before any bedroom cleaning is performed, the tenant must sign a separate waiver/release acknowledging that the landlord/property owner and cleaning crew are not responsible for any lost, stolen, damaged, or misplaced personal property or belongings in the bedroom.
Tenants are responsible for securing or removing valuables and personal belongings before any optional bedroom cleaning service is performed. Bedroom cleaning is entirely optional and is not included in the $1,350 monthly rent.

Tenants are welcome to enjoy the common areas and amenities as long as everyone is respectful of the home and cleans up after themselves.
If you'd like to have a TV in your bedroom, you're welcome to bring your own and use our Wi-Fi. 😃

🏠 ABOUT THE HOME
This is a beautiful, remodeled 4-bedroom home in West Hills located in a quiet neighborhood. Near Platt and Sherman Way
The three rental bedrooms are located on one side of the home with a privacy door entrance giving the rental area a little more separation from the rest of the house.
The homeowner and his mother live on the other side of the home. A professional caregiver also assists during the week for them.
We have two friendly small dogs, so you must be comfortable around dogs. ❤️
No additional pets or animals are allowed.

We're looking for someone who is:
• A single occupant
• Clean, respectful and responsible
• Considerate of shared spaces
• Comfortable living with dogs
• Able to pay rent on time
• Comfortable with a shared living environment
• Working professional or college student
No couples. No additional pets. No smoking or vaping. No drugs.
We are guest-friendly, so you're welcome to have occasional guests over — we simply ask that guests are respectful of the home, other residents and the shared spaces.

📋 RENTAL REQUIREMENTS
• Background check required
• Proof of income required
• Rent due on the 1st of each month
• $60 late fee if rent is not received after the 5th
• $600 refundable security deposit
• Month-to-month rental
• Option to sign a 6-month lease
