Hello! I'm looking for a roommate with a private room + private bathroom opening up in a 3 bed 2 bath Mid-City townhouse — with in-unit laundry, central AC, parking spot behind automatic gate, double-pane windows, tile floors — ideal for someone who values a friendly, clean, chill home.

ABOUT ME
I've lived here for 10 years! It's a great spot. I work in an office Monday–Friday. I like to spend time at home at nights on on weekends - cooking, watching something on TV, playing a video game with friends in my room, reading. I'm friendly, chill, responsible — respectful of individual space and quiet, attentive about shared spaces, and I communicate openly about anything house-related. I mostly keep to myself but always down to chat!

I'm looking for a roommate who's attentive and responsible about shared spaces — washing dishes, helping keep common areas tidy, that kind of basic upkeep.

- Just two people in the household — me and you, in a 3BR townhouse. Lots of shared space, very low friction.
- Dedicated parking spot inside the gated property
- In-unit washer/dryer (free)

- Shared kitchen (some very basic pots, pans, utensils)
- WiFi, 4K TV with Roku, Apple TV, and some streaming services (we can share)
- Small garden with planting space
- Pets considered — must take full responsibility for cleanup, damage, and any wear and tear

FLEXIBLE TERMS — LET'S TALK
If your situation is different from the standard, I'm flexible:
- Furnished: for a slightly higher rate, I'll set up the room with bed, dresser, nightstand, and lamp before you move in.
- Part-week / not-always-here: for a slightly lower rate, if you're a travel nurse, consultant, pilot, or anyone whose work takes you out of town often and you only need a home base ~half the month, let's talk.

THE TOWNHOUSE
The unit is well-built — I've loved renting it since early 2017. Two stories: downstairs is the living room, kitchen, dining room, and your private bathroom; upstairs is the bedrooms and my bathroom. We share the kitchen, living room, and dining room. The windows are well-soundproofed from the nearby highway. I keep the place clean and tidy and expect the same of whoever moves in.

THE PROPERTY
Gated property with 4 townhouses. Friendly, respectful neighbors. Well-maintained building. Property managers are attentive and reasonable.

LOCATION
Easy access to most of LA. Walking distance (~5 min) to a grocery store and to several great local restaurants:
- Tacos Cinco y Diez (less than a block away — Mexican street food, the al pastor is my favorite)
- Open Face Food Shop (Danish sandwiches, salads)
- Farmhouse Kitchen Thai (cool patio)
- Vicky's All Day
- Alta Adams (soul food, Michelin-listed)

- Vee's Cafe (breakfast and lunch)

Quick on/off the I-10 at Fairfax or La Brea if you drive. ~15-min walk to the Jefferson/La Cienega Metro stop and the Washington & Fairfax bus terminal.

THE SUBLEASE
You'd be subleasing from me, month to month or for a length. To move out, give me at least 30 days of notice. I reserve the right (extreme cases only) to ask you to move out by the end of the month.
