About 400 sq ft on the third floor of a 1912 walk-up, with an ocean view, big windows and great light. Separate kitchen with a gas stove, clawfoot tub, original built-in hutch, ceiling fan and walk-in closet. Shared laundry and bike storage in the building. Street parking only. AC units stay; furniture can be discussed separately. Thick walls keep sound mostly isolated, and normal day-to-day noise is fine.

I have moved out and am finding a replacement tenant. This is an entire studio, with a new 12-month lease directly with Yale Management. Yale does not accept out-of-state cosigners. They review income, credit and rental history and make all application and approval decisions. I can share their full written qualifications before you apply. One month's rent security deposit, a $50 nonrefundable application fee per adult 18+, and renters insurance are required. Maximum 2 residents. The building is nonsmoking.

Yale's written criteria include gross household income of at least 3 times rent ($6,000/month for this studio), no prior evictions or collection records for unpaid rent, verifiable positive rental references for the past 5 years, and a 650 minimum credit score (600–650 requires a cosigner). Their cosigner/self-employed section specifies a 700 minimum score, 3 years of tax returns and 3 months of bank statements showing income of 3 times rent. No out-of-state cosigners. Their credit criteria also address bankruptcies in the last 7 years; management can explain any exceptions.

Management requests ID, a Social Security card, the last 3 pay stubs, 3 months of full bank statements, and online ID/income verification. Show photo ID directly when required for a management tour. Please don't send sensitive documents to me or through this site's messages. Required renters insurance includes personal property coverage and at least $300,000 personal liability coverage. Yale makes the final decision and can clarify individual circumstances.
