216 sq. ft. bedroom with own bath in nice 2 story Venice Home in very nice location, less than a mile from the beach and very close to Abbot Kinney. Very quiet neighborhood. No separate entrance. Car street parking only. Lightly furnished. Normal utilities & fiber optic internet included (see below). . Broadcast TV only. SINGLE TENANT ONLY.

All hardwood floors - no shoes inside. Roof deck with grill. Dining area and reasonable downstairs access.

Current occupants, each with separate bedroom/bath: one senior active male, one 30ish male, and one other 50ish tenant. When here all of the above spend most of their time in their respective bedrooms, quietly and do not in any way disturb the other occupants. When in their rooms no one can hear what anyone else is doing, and that’s the way it has to be. Tenants are here most of the time and typically prepare their own meals separately. Occupants are friendly and friendly to one another but are not a social grouping.

One other occupant - a 16 year old 11 lb. Terrier mix. Prospective tenant must get along well with dogs, including this one particularly, and be prepared for an adjustment period. In her youth this dog was extremely protective and assertive of her territory and “pack,” and nipped ankles in the past. Not so much anymore. You will have to seek and achieve acceptance from her to be able to live here. Dog treats have been successful. If you are good with dogs it should be OK. Once you are accepted she is very affectionate.

House is well insulated and has good windows. It has an extremely efficient furnace but it is seldom used, only when it is really cold, so winter house temperatures are sometimes in the low 60's when it is that cold or colder outside. We dress for it and the tenant would be expected to as well. This is the "old Venice" philosophy where you see neighborhood doors open all day to enjoy the wonderful climate, but not when its really cold.

Furnace is not normally used at night time and tenants have down comforters/electric mattress covers (furnished). We do not normally use space heaters as they are inefficient and expensive power-wise. Any significant space heater usage electricity will be monitored by an outlet meter and added to the rent. This would be the extent of any utility payment of the tenant.

No air conditioning and none needed for most of the year. The windows actually open and have screens. For the little time that it is really hot we use fans (furnished) when we are actually here. Washer/Dryer in unit. Tenants can also hang clothes from available roof deck cloth lines.

Kitchen has the usual sized appliances. Desired roomer is limited routinely to light cooking - meaning use of microwave with covered dishes, light skillet work on the stove (no bacon or other greasy dishes regularly) and use of ovens. Mundane kitchen pots and pans and plates, etc provided. If you are an aspiring chef and doing major cooking all the time, this place is not for you. Microwave can be used any time. There is also a toaster/counter oven.

Tenant must be neat and tidy in all respects, and genuinely conservative in terms of utilities, trash, etc. Roomer will furnish his/her own supplies for the rented space and is responsible for keeping that space clean. Also responsible for leaving the kitchen in as good or better shape then they found it, which means clean counters and the stove top. Also sweep the kitchen floor for droppings they may cause.

This room will only be rented to someone that is compatible with the current occupants, so if you are interested please provide background as to why you think this would be suitable both for you and them. Term negotiable but a 3 month lease to start so we can be sure we are compatible. A RentSpree credit check is required and lessor will reimburse half of the cost of same - cost is $40, half ($20) reimbursed by lessor. Move-in date April 1 or maybe earlier depending upon when current tenant vacates.
