Two rooms available in Lake Balboa

Hi!
I am seeking two roommates to fill two rooms in a 3 bedroom/1 bath house in Lake Balboa area.
11x11 room $1140 plus $250 = $1390
11x9 room $980 plus $250 = $1230
Utilities (electric, water, gas, internet split 3 ways) is approximately$175-$250 per month depending on usage.
Deposit is one months rent.

One bathroom
Big backyard, grill, garage for shared workshop space (no cars, but bike or motorcyle is ok) There is a shared driveway. Street parking directly in front of house is very easy. Full kitchen and washer and dryer.
There is also a space in the backyard for a small camper/small trailer with access to the alley.

Absolutely no smoking or drug use.

Pets are considered, but there is a $50 a month pet rent and pet deposit.

The two rooms for rent are not furnished.

Couples welcome if you rent both rooms

You must apply with landlord and get approved.

I am a tenant, not the landlord! I am an artist and focus a lot on health and wellness.
Seeking roommates who are kind and considerate. Must have a job. Working from home full time is not ideal because there is only one bathroom.
BBQ is great for having friends and small gatherings.
No restrictions on having friends or partners over (just not every single night)

***Current roommates have children. The house is a little messy right now as they are packing.
