Room w Private Bath in Van Nuys

Hello! My good friend and roommate is moving back to the east coast at the end of our lease so I am in search of someone to fill his spot in our 2 Bedroom 2 Bath in Van Nuys, ideally signing a new lease together at this very affordable, rent controlled apartment.
About the apartment: Located in a clean and safe residential area with a lot of homes and schools. Close to 405 freeway.
The room is fairly large with a nice closet and lots of built in cabinets and other storage as well as a private bathroom with shower. The apartment is cooled by a wall unit in the living room and heating comes from furnaces in the wall of each room controlled by thermostat. Full Kitchen with attached dining area and full living room with nice TV and game consoles/media player you are welcome to use. The complex has laundry onsite and a pool as well as covered parking (we share a parking spot and additional parking spots are available for monthly fee, but street parking is also always open and easy). The room is photographed furnished but will be empty by October 29th unless there is any furniture you want my current roommate to leave behind! The price includes gas, water, and trash. Other utilities are split seperately between us.
About myself: First I have a cat named Tarot who is 10 years old. She is incredibly sweet and snuggly and gets along with other nice cats and dogs just fine. I work in the film industry either on set or at a rental house full time at least 5 days a week and enjoy camping or hanging out and playing video games on the weekends. I have a switch 2 and a series x so if you happen to have a ps5 we can complete the trifecta :) I have a girlfriend who is occasionally over to spend the night and I am totally cool with partners staying over as well but ideally not looking for a couple that live together. I generally try to keep the apartment nice and clean. I vacuum and mop weekly and do dishes and surface wipe downs daily. I also have a roomba that does a light vacuum daily. As much as I love my cat I am allergic to her so I try to clean whenever I can. Ideally looking for someone who shares the appreciation for a clean space. With that being said I am a very laid back person and Tarot and I are more than willing to live with other friendly animals! If you have any questions about the apartment or myself please ask!
