Seeking LGBTQ+ Friendly Roommate for 3 B/ 3 BR

My brother (29 M) and I (26 F) are seeking a roommate for our 3 bedroom/3 bathroom townhome in Van Nuys. The complex is called Sherman Circle, you can look up the website to see more about amenities. We are looking for someone who can sublease the room for at the very least 6 months (our current lease is signed for a year ending 3/01/2025). The house is furnished, minus the private bedroom. This is a private master bedroom, with a private bathroom and walk-in closet attached. The town home is 2 stories, with the living room, kitchen, washer/dryer, my brother's bedroom and bathroom on the 1st floor, and a small den, balcony, my room, and the master bedroom on the 2nd floor. There are two gyms and two pools on the property, there is a gym and a pool near our townhome, as well as a larger pool and gym located in the main building with the apartments (just a short walk away). There is covered parking available, but we are only guaranteed 2 spots. There is also some street parking as the building is located around a residential neighborhood, so normally one of us will park on the street if we can find some.
