1bdrm + private bathroom in Valley Village

Hello, my names Peter (M/38) I'm looking for a roommate to move in July 1st in Valley Village / Noho area. The space is a 2bdrm / 2 bath located on the 2nd floor. The room offered will be the unfurnished master bedroom with its own private bathroom. The apartment includes central A/C, private parking at rear, shared laundry room and furnished living area. Its an outer unit with great light exposure.

I'm looking for a roommate who is looking for at least a year stay, who is mature and respects a shared living space. No preference Male or Female but the rooms semi-furnished / storage is with the female sensibility in mind. Rent will be ($1400 with all utilities included + 1000 deposit.) I would need to see proof of income and/or bank statements and prefer an established working professional to feel comfortable moving forward. You will need to meet with the landlord as well for approval.
