Queer nerd couple seeks animal-loving housemate in awesome Toluca Lake neighborhood! (Wow, that's a mouth-full.)

We have a medium-sized private bedroom with private bathroom for rent in a 3 bed/2 bath 2,600 sq ft. house. It’s located in the amazing Toluca Lake neighborhood, within a 10-minute walk to Riverside Drive (“downtown” Toluca Lake), Magnolia Park, and lots of cute shops and things to do. 5-minute drive from Warner Bros., Universal, and Disney Studios!

ABOUT THE ROOM & HOUSE:

- Private room. Dimensions: 11’ 10” x 11’ 7” (includes closet that is 2.5’ x 4’ – see pictured floor plan)
- Private bathroom (not attached to bedroom)
- Washer/dryer
- 2,600 sq. ft. house with large outdoor spaces
- Use of kitchen (We have all the appliances. There is a little bit more storage space available if needed.)
- Game room/pub.
- Use of common spaces.
- 2 Fireplaces, hardwood flooring/tile throughout
- Fenced backyard with seating/entertainment space
- Garage gym (no garage parking. Limited storage space available in garage for about 2-3 boxes or bins).
- Parking is on the street (ample space available right outside the door, no restrictions/street cleaning).
- Non-smoking, no drugs.

- Rent: $1,650/mo (does NOT include wifi/utilities which are approx. $150-200/month depending on the season and usage.)

- $1,500 refundable deposit (with 30-day written notice given)

ABOUT US:

We are a queer couple, healthcare and entertainment professionals working (mostly) from home. In our 30’s and early 40’s. We consider ourselves huge nerds (as much of our home decor will show), and one of us co-hosts a long-time nerdy/queer podcast. We go BIG decorating for Halloween and Christmas (the neighborhood also gets REALLY into it!), including full Star Wars Christmas scenes and Hocus Pocus/Jack Skellington displays. We also love animals, and host holiday-themed dog events for the neighborhood (including “Dog-o-ween” and “Holi-dog”). We usually have some sort of art project going on in the house.

We are long-time L. A. transplants, originally from Texas and Washington State. We consider ourselves pretty friendly and easy-going, and some of our past roommates have become our closest friends. We’re social drinkers and non-smokers. We have the occasional get-together or holiday party.

We have a large, goofy Labrador dog (Charley) and love-bug cat (Marvin). The house stays relatively tidy, but if you're a neat freak and can’t stand animal fur, living with two pets probably won't be ideal for you. The animals are allowed on furniture, etc., and we will never be able to keep up with their fur no matter how many Roomba’s we own.

**REQUIREMENTS (please read until the end of the ad before responding):

- We would PREFER someone with a somewhat flexible or WFH situation, that would enjoy having animals around them. Also be willing to let the dog out for a quick potty break if we aren’t home, and letting the animals hang around you when we’re gone. Someone with that type of schedule (student, remote work, flexible schedule, etc.) and love of animals will be STRONGLY PREFERRED.

- Again, we’re looking for someone who LOVES animals, because ours will love you back and want to hang out with you, especially if we aren’t home. There will be some dog hair, cat hair, and the occasional hairball, no matter how much we clean.

- The leasing company will perform a standard background check and requires a $45 application fee. You will have to add your name to the lease as an occupant, and they will have the final say in acceptance depending on the background check results (no prior evictions or criminal record will be the main concern as opposed to your credit score, etc.)
