The room has your own window AC and space heater for total individual room control. We have a central heat and air too but I installed window ACs in every single room so that you always have total control over the temp in your own room.

For the past 7+ years this was a full house of 5 roommates, and over the last 15 months they moved on for good reasons: one moved to a diff area in LA to be closer to her job, one left California, and one moved in with the person they’d been dating, etc. A new roommate joined in April and she's been a great fit. She's chill, calm, and hard working. Most roommates here stay 2-5 years. That’s the kind of house this is.

I respect people's party phases, I was a "work hard, party harder" person up to mid 30s. I love that those people experience life, but thats not a fit for here right now. haha

I’ve lived here for 10 years, I have great relationships with all the neighbors, etc. It’s def a community vibe neighborhood, with no street parking signs so you’ll never get a parking ticket living here.

Seeking a female roommate: the household will be you, me (45, male), and my current roommate (a woman, scriptwriter, 26 yrs old), three people total including you. I live upstairs; the rooms are in the downstairs part of the house, separated off by a hallway, so you and the other roommate mostly have your own wing of the house.

I'm in marketing, my company is growing fast (ecommerce and product collaborations), we have 20 good size clients and more onbaording, and I have about 20 people working for me doing ecommerce and creator brand collabs. I work from home doing this, so there’s daytime activity sometimes, occasional podcast filming, and business guests (Maybe 1-2 times a month). The energy here is career-focused. If you work hard at something, you’ll fit right in.

We (my current roommate and I) are looking for a woman roommate because that is what she and I are comfortable with, and I always chat with my roommates about what type of new roommate we are looking for.

This is an LGBTQ+ friendly home, and you need to be LGBTQ+ friendly too, that’s important to me. I’m a Christian, I'm straight, but not religious at all. I have several dear LGBTQ+ friends that visit from NYC and more. I believe we should all be able to have respectful convos and be human and love who we want.

I’m 10 years sober, I have zero issue with people drinking as long as it doesn’t get out of control. I can be around it no problems. Basically, we need a true adult living here that wants a stable place from which to do life. So I’ll be checking references, etc.

I’ve lived in this house since 2017. I rent from the owner, who has approved me renting out rooms within the house (no Airbnb, long-term roommates only). I don’t need to rent this room fast, I’m looking for the right fit.

THE ROOM:

The room is pretty large, it’s 13ft x 10.5ft. The attached bathroom will be yours 90% of the time. However if we are filming in the house or something where a group of people are here, all bathrooms need to be open for anyone to use for that day, including my master bathroom upstairs.

One wall in the room is all closets AND there’s some deep storage built in above the closets. See pictures. Thats a king bed in there right now and it fits comfortably.

PLEASE NOTE: All that furnuture will be moved out, this is an unfurnished room for rent.

THE NEIGHBORHOOD:
The house and neighborhood: This is an older house on its own lot, backyard and more. 4-bedroom. Solid and comfortable. It sits in a quiet, safe, walkable Tarzana neighborhood where people are out walking multiple times a day, and after 9 years here I know the neighbors and we look out for each other. 4 miles from the 101/405, about 25-30 min to Hollywood, Beverly Hills, or Santa Monica. Fully private backyard pool behind 7-ft fencing, covered outdoor workout area, home gym with a high-quality Bowflex elliptical and bike. Two Ring cameras out front.

Dogs: I have 2 puppies, so this is a dog household, and dogs are OK. If you have a dog, tell me about them when you reply.

The room: Back room with its own attached bathroom. $1,300/month flat, all-inclusive: utilities, fast internet, central AC, half a refrigerator, your own pantry space, assigned laundry day on a quality washer/dryer. $1,000 deposit.

Bonus: The house has a dedicated guest room, so when your family or friends visit, they have a real room to stay in.

Vetting goes both ways: I’ll connect serious applicants with my current roommate so you can ask her any questions. Ask them anything. I’d expect you to actually make those calls before you commit.

There’s a few more things to know about the filming/studio side of things. We have a filming area and more if you need that, you would be welcome to use it as well.
