Hi, I'm renting a light filled, really nice bedroom with a private, attached bathroom in my beautiful, 2 bed, 2 ba 1,200 sq ft. townhouse in Sherman Oaks. I'm looking for someone who **works a M-F full time job and doesn't work from home (non-negotiable)**, because I run my business from home, someone who has job security and a stable rental history, has verifiable income and can pass references check. The room has a good sized closet and a new ceiling fan. The place has central a/c and heat, in unit washer/dryer, and dishwasher. It's $1050 a month plus $1050 deposit, plus utilities. Available now.

The room is partially furnished, however, the room can be unfurnished if you need it to be. YOU CAN PAINT THE WALLS OVER IF YOU DON'T LIKE THE COLOR.

A little about me - I am a creative - actress, singer/songwriter and writer. I also teach Pilates. I am very friendly, easy going and good natured. I'm really busy and always focused on one project or another. I don't smoke, drink or do drugs, I live an extremely clean and healthy lifestyle, and I'm very spiritual - into deep breathing, meditation, fitness, etc. I love being out in nature and the outdoors. My place is really peaceful and quiet and I'm looking to live with someone who is looking for chill surroundings when they get home from work, meaning this is not a party place.

I recognize that everyone is not a good fit to live together, so I've learned to be really clear in the qualities that I'm looking for in the person who will rent from me.

Here are the qualities that I am looking for in a prospective housemate - Looking for someone with verifiable income that's enough to pay rent and monthly bills, does not smoke or do drugs and no 420. And is extremely clean in the kitchen and joins in on keeping the house clean. Specifically - no dishes left in the sink for prolonged periods of time because there is a dishwasher right there. If you spill sauce on the stove or counter, please wipe it up the same night, if you leave crumbs on the counter wipe it up same night. Please be someone who joins in throwing the trash out and emptying the dishwasher and washing the floor - it gets really old being the only one who ever does those things. And because I'm an empath, it's really important for me to live with someone who is essentially a happy person and pretty easy going and chill and doesn't have mood swings. I don't do well at all with someone who argues, but am much better with someone who communicates their needs and we can talk it out. Also, I am very considerate of others and responsible, and so I am looking for the same in a renter. And lastly, I am highly allergic to perfumes and strong scents, because of that you cannot burn incense or palo santo or wear strong perfume. I am absolutely fine with 100% pure essential oils, so if you want to diffuse that, no problem.

No couples, one person only. No short term. If you need a short term rental, we can go through Airbnb, where I also have it listed. Available September.
