Unit with two room. One renovated nice bathroom. One designated parking spot. Decent neighborhood. Easy access to the I-10. Have your own backyard. Might consider pets if I like the person as a room mate. Refrigerator and stove already available. Not bed though. Each room has its own air conditioner.

I prefer looking for college student because I dont want my tenant to stay for long duration and yet at the same time be responsible. Foreign student also welcomed as well if you dont have SS for background check.
Even though your room mate will hardly going to be there, the electricity and gas utility will still be split half.
