$1,500 Live ON the Beach in Playa del Rey!

Hello! We are looking for a wonderful third housemate to live with us in our beach apartment, which is on the sand in Playa del Rey. Please take the time to read through the ad and if you think you fit the bill, respond as per request at the bottom of this ad. Thanks, and happy hunting!

The Beach Pad:
- The apartment is ON the the beach in Playa del Rey and is on the second floor of a two story duplex. It's really more of a beach bungalow than a typical LA apartment.

- The bedroom is about 10 x 10 feet, and has one good sized closet a south facing window that unfortunately only has a view of the house next door. The room is big enough for a queen sized bed, dresser, bookshelf and desk. Two walls are gray, one is purple, the other is white. You can paint over if you like.

There is some additional storage in the hall/coat closets and the garage.
- There is one bathroom which is shared between all housemates.
- The apartment itself and kitchen are furnished, but we are open to using your things if we all agree.

- Hardwood floors (or a good impersonation of hardwood) are in the common areas. There is carpeting in all of the bedrooms. The kitchen/living room/dining area are open with lots of windows and great light.

There's also a deck that faces the beach.

The unit includes:
- Large beach facing patio with some furniture
- Clothes washer and dryer are in the unit
- Tricky off-street parking is included
- The kitchen and bathroom were remodeled in late 2020.

About Us:
- The current residents:
1. I’m Evan, 29, aspiring actor from the Boston area. I work varied schedule.

2. – I’m David, an old guy. I'm physically active, gym and biking in the mornings. I’m a writer and currently work from home (my room) and parttime outside the home. I need to be able to rest and recharge at home. I'm not loud, and we don't have a ton of parties. I am totally, 100% drug-free.

We get along because we are very considerate of each other. We need the third to be the same.

Our Ideal Candidate:
- We are looking for a non-smoking, drug free, not a big drinker/partier.
- Be an amazing person to live with. You will need to provide two references who can vouch for you. Seriously.
- Lead an active lifestyle, have a positive attitude, and some similar interests. We don't want someone who will always be parked on the couch or have other people hanging around every day. (But, I, the writer, spend hours locked in my bedroom writing quietly. Although, when I do come out, I'm friendly and personable.)
- Be financially secure with a steady income and the ability to pay bills on time, every time. Proof of income.
- You are neat/tidy, clean up after yourself, and help with weekly household cleaning.
- You are respectful, considerate, and quiet.
- Be able to adjust easily to a new living situation...living at the beach has it's own set of challenges, but many more benefits.
- Be LGBTQ+ friendly
- We want you to feel comfortable with us, and us with you.

- We like having people over (if the circumstances allow), but not a continuous revolving door for overnight guests. Please don't invite first-time hookups to the house. We respect one another's space and privacy.

The Business End:
Rent is $1500 per month plus utilities (Electric, gas, LADWP, and internet, which usually run about $75-170 per month, each). First month rent is due upon move in. Full security deposit is due upon agreement. Roommate agreement is month to month with a minimum 30 day notice for move-out.
