Last Month's Rent (required upfront): $1,006.50

The Apartment

I'm looking for a roommate for my 2 bedroom / 2 bathroom apartment in the Palms/Culver City area.

Conveniently located just blocks from the 405 and 10 freeways, with Ralphs, LA Fitness, Best Buy, Panda Express, Baja Fresh, McDonald's, and many other stores and restaurants nearby.

You'll have:

Your own bedroom (approximately 11' x 10')
Your own private bathroom
A large wall-to-wall closet
Your own parking space (it's a driveway with a designated spot)
No AC, but you can bring a portable one for your room
Dishwasher does not work, it's used for pots & pans storage

What I'm Looking For:

I'm looking for someone who treats a home like a peaceful place to recharge.

Please be someone who:

Cleans up after yourself
Is respectful and considerate
Doesn't have guests over (unless to help you move)
Doesn't eat my food (and I won't eat yours)
Has stable full-time employment
Washes dishes promptly
Turns off lights and the stove before leaving
Locks the doors when leaving
Pays rent and utilities on time

I have two Chihuahuas, so unfortunately I can't accommodate any additional pets.

To keep things simple, we each have:

Our own kitchen trash/recycling bins
Designated refrigerator and freezer space

I'll extend the exact same respect and courtesy to you. My goal is for us both to enjoy living here.

Rent & Payments

Rent and utilities are paid through:

Venmo: 3 days before the 1st or
Zelle: On the 1st

Please no cash or checks.

About Me:

I'm 43 and work from home Monday through Friday in healthcare marketing.

Outside of work I enjoy:

Beach volleyball
Kayaking
Cycling
Hiking
Pickleball

I actually spend most of my time in my room, where my TV is located. I'm outgoing, but at home I'm pretty quiet and keep to myself.

I do store my bikes and kayak neatly in the living room, and you're welcome to do the same if you'd like.

Communication and transparency are important to me, which is why this post is so detailed. I respect other people's space, belongings, privacy, and routines, and I'm looking for someone who feels the same way.

I'm not expecting us to become best friends, nor strangers. Ideally, we're simply respectful roommates who get along, say hello when we cross paths, and enjoy having a peaceful home.

Because I'll likely be living with my next roommate for a while, I'll be selective to make sure we're a good fit for each other.

Rent History:

I've lived here since 2012, and the apartment is rent controlled, which is why the rent is such a great value.

Historically, rent has increased approximately 3–5% each year, usually around January or February.

Utilities:

Utilities are split evenly.

LADWP (every other month):
Approximately $100–$120 total every other month, depending on usage.

SoCal Gas:
Approximately $10/month lately.

Spectrum Internet:
Approximately $90/month (subject to Spectrum price increases).

Parking:

One dedicated parking space is included in the driveway.

Laundry:

A coin-operated washer and dryer are located downstairs.

There is also a laundromat directly across the street if you prefer doing multiple loads at once.
